Two Leaking issues, balcony and foundation

1. Need to get balcony watertight with pipe.. The balcony is made of fibre cement sheeting installed over the top and underside of a timber substrate, the upper sheeting is not watertight with cracks and lean in to leak into the wall. 2. The room attached to foundation has water leak along the wall. The water comes from foundation either from the soil in the foundation or the soil next to the wall exposed to outside.
