We are in the process of purchasing a house. The building inspection identified the deck tiling issue described below. We are looking for advice, which we are happy to pay for, regarding the best approach to maintain the tile decking (our preference) or if necessary, the options for remedial work to address the movement in the tiles identified in the inspection report. If an on-site inspection is required we are happy to pay for travelling time and expenses. Deck Tiling Issue – extracted from building inspection report The upper floor deck area is tiles laid directly onto a product called Nuplex Aquaguard, a paint on membrane, there is minimal fall to the decking [particularly where the deck is widest], this would cause moisture to sit on the tiles specifically in the grout lines. This would have a detrimental effect on the adhesion of the glue to the membrane, and cause moisture entrapment under the tiles. There is movement of the tiles in the high traffic areas ,eg BBQ area [where the deck is widest] The inspection also noted the drawings show the stormwater falling to the centre of the deck this is not the case there is concealed guttering and downpipes [the downpipe connections have been repaired, this is the extended bulk head sections at the plastered columns] This construction and detailing would not comply with the current building code and does not match the consented drawings.
