1. Reseal window to cladding junctions (dining area window)
Building inspector advice: The moisture reading around the dining room window. It would be best to make sure the cladding to window junctions are sealed correctly and there are no obvious cracks.
2. Investigate and repair as needed (2nd bedroom below window)
Building inspector advice: The moisture reading in the southeast bedroom underneath the left side of the window. The best option is to have the plasterboard opened up to expose the condition of the framing, then finding and repairing the area the leak may be coming from.
Please note that this work must be completed as part of selling the property. Settlement date is Feb 3 2026.
Message from lawyer: Our client requests that your client engages a specialised person to investigate the elevated moisture readings and repair any leaks or issues found from the investigation prior to settlement, in a tradesman like manner.
