Weatherproofing internal guttering

I'm looking at buying a 3 story townhouse in Avondale with a flat iron roof and internal guttering. The gutter has a small hole that has been previously been fixed with silicon as a temporary measure but the plumber advised it needs to be permanently patched with torch-on butylnol. The hole is only a few cm and I can provide pics. The house is currently tenanted and I have until Thursday 28th September to go unconditional and need to know price and effort required.
