Investigating source/cause of water ingress

We have submitted a claim to the home insurance company and they require an inspection report to identify the source/cause of water ingress before they approve and progress further with the claim. More details below. About 2 weeks ago, there was continuous heavy rain due to the stormy weather over 2 days in Auckland. While there was no trouble in our home initially, we noticed when the storms were subsiding that there was a damp smell under our staircase and our carpets were damp to touch suggesting water ingress. Our home is one of a set of 4 townhouses with a shared driveway. Each home is joined to the adjacent home by a shared/common wall between each of them. The wall where our staircase is located is also the garage wall for our neighbour. There is a drainage system at the front of our neighbour's garage that usually works well but in times of continuous rain, water can go into their garage and towards the common wall between their garage and our home. The neighbour's drain doesn't seem to be blocked but we suspect this is what caused the leak into our home this time and caused damage to our carpets. We have been running a dehumidifier close to the carpet to dry it as well as keeping windows and front door open and thankfully there has been no further water ingress.
