Stairwell job

We would like an internal staircase built to give access to the room downstairs. It used to have a spiral staircase and currently there is a trapdoor that is of no use. It was turned into a separate dwelling by the previous owners and we want to turn it on to a family room/extra living space. We also may need to get the wall sealed between the under house and room but need advice on this.
