Workshop Conversion to office/room

Need this done asap. Have had lots of builders through to quote but not getting much back. Convert existing garage workshop (approx. 10 - 11m²) into a home office with a clean, modern finish. Scope of Work: 1. Window Replacement: • Remove existing window. • Install new, taller window at desk height for natural light and visibility. • Double-glazed preferred. 2. Garage Door Replacement: • Remove roller shutter door. • Replace door for light and access to garden. • Secure and insulated. 3. Wall Finish: • Fully insulate and plasterboard all walls. • Smooth finish and painted (white or neutral). • Block off internal garage access and plaster over. 4. Ceiling & Lighting: • Install insulation in ceiling. • Fit recessed LED strips (3–4 units depending on layout). • Ceiling lining for tidy appearance. 5. Electrical & Data: • Install at least 3 double power sockets. • Run ethernet cable from main house (allow conduit or surface mount). • Ensure adequate lighting and ventilation power supply. 6. Flooring: • Remove carpet. • Install budget-friendly wood laminate flooring with underlay. • Skirting boards fitted. Finish: • Clean, modern, professional. • Ready to furnish as a quiet office.
