Leak in flue pipe seal on roof

Signs of water ingress into top floor bedroom wardrobe where flue pipe runs through. Cladding surrounding flue pipe in this bedroom is swollen (photos attached) with signs of mould suggesting that flue pipe is not properly sealed and rain water is getting in. Looking for someone to investigate this problem and make good. You will need sufficiently long ladder as property is 3 story town house. Likely problem with damaged seal on roof for gas heater flue pipe.
