Roof area is approximately 3.5 m x 3.5m . It is very close to flat. Currently it is a heavy gauge double channel clip-in steel system, which is damaged and rusting through. Because of window flashings in adjacent walls it is not possible to increase the slope. I think the solution would be to replace with treated ply sheets and heat welded bitumen type material that can fold up under existing wall flashings. But open to other suggestions. In the photo it is the near left corner of the building.
