Details of proposed work from building inspection: There are some issues of rainwater ingress to isolated areas due to the lack of eave flashing at the discharge point. water is tracking along the underside of the iron. E2/AS1 requires eaves flashing (see Figure 7) to be installed with long-run profiled metal roofing in VH or EH wind zones where the roof slope is 10 or less and the soffit width is 100 mm or less from the cladding. The flashing must extend 125 mm back up under the roofing and have a 35 mm overlap to the back upstand of the gutter E2/AS1 Figure this roof is in a is a High wind zone and has failed, we recommend the installation of these eave flashings also known as blowback flashings or drip edge flashing. This flashing must have a hem at the top and must be installed under the building paper. fixings in this area will need to be replaced with epdm washer tek screws (eg suntuff screws) as this process may cause further damage to the ribs. This roof may be sealed as part of other works in the near future. The spouting will need to be moved down to allow for the required 35mm drip edge. please be aware that there is a bitumen parapet roof located under this iron and may contain asbestos, these works will not disturb it.
