Issues that we found to the roof include: • The roof is a curved painted profiled metal roof, small amounts of rust were identified in a number of places including the to the HWC overflow pipe stay fixings. The profile upstand of the roofing sheets over the downpipe between units 3 & 4 has rusted through and a hole is visible from the underside. • The pitch on the roof overhangs at the front and back of the dwelling are very low, this could allow moisture to track back on the underside of the roofing iron into the dwelling, although the ends of the roofing sheets have been turned down to stop this happening. • Heavy use of sealant was identified on the roof exterior around the TV arial. Most sealants have a tendency to degrade in UV and sunlight, and it is noted that the application of sealant on the exterior is normally only a temporary fix. We recommend the following: • A roofing professional is engaged to remediate the rust and sealant issues on the roof. • The seal between the underside of the roofing iron and the wall of the dwelling is monitored and maintained to mitigate the risk of moisture tracking back into the dwelling.
