Hello I am looking to buy a 1930s house in Huntly. During the pre purchase Builder's Report some issues were raised with the Flashings. One metal flashing is showing rust and needs replacement, and the apron flashings on one side of the roof are not contoured with soft edge material. Some barge boards are lifted, or have gaps. We would like an inspection and quote for the work required to rectify this. As this may not result in immediate work, and at this stage will be used for pre-purchase negotiations, I am willing to cover the costs involved in getting this inspection and quote and do not expect a "Free quote". We would also like this done as soon as possible as our due diligence period expires at the end of next week. Thanks Please see notes below: Location: Eastern Side Of The House Material: Rust Underneath The HWC Pipe Defect: There is a small area of surface rust that is present underneath where the Hot Water Cylinder pipe is situated on the eastern side of the roof. This rust can be common on roofs as a result of being exposed to corrosive water over a period of time. We recommend that this rust is cleaned back and treated with a rust treatment product to slow down or stop the rust from developing further. Seek the services of a Roofing Contractor, Roof Painter or Maintenance Person to assist as required. Please note that the photos attached to this section of the report are examples only and may not represent all areas. (1) Please note that we have identified the following as a "significant" defect due to it being a potential watertightness issue in the near future. Location: Northern Side Of The Stairwell Material: New Flashing Required Defect: There is penetrating rust to the apron flashing on the small roof over the stairwell on the northern side of the house. This flashing will need to be replaced in the near future to ensure that this area remains watertight. Seek the services of a Maintenance Person or Roofing Contractor to assist further with replacing this flashing as required. Location: Northern Side Of The House Material: Apron Flashing On Lower Roof Defect: Some attention is required to the apron flashing on the lower northern roof where it joins the main part of the house. This flashing appears to have been held originally by adhesive, but it has failed and the flashing has come loose. This is also not technically the correct type of apron flashing as it doesn't appear to have the "soft edge" material at the bottom which moulds to the contour of the roof sheets and prevents water from being blown up underneath the flashing. There does appear to the a secondary flashing underneath this one (which is likely to be the original apron flashing) but we are not sure what condition this flashing is in. We recommend to consult further with a Roofing Contractor on their recommendations to this flashing, and repair or replace and seal this flashing so that this area remains watertight.

Got KMF Roofing to come in a do a few quotes for roof repairs that were highlighted on a Pre-Purchase Builder's Report. Communication was good. They were late, but called the owner who said they were almost there. They came, had great communication about what needed to be done, no problems, was told he would submit the quote to the boss and I should get in in the next couple days. I never heard anything again. I chased them on here, via text, phone calls, voicemails, emails. No response. 0/10
