Weighing up whether to repair the existing concrete tile roof or fit a new steel one. The house is 35 years old and 95 m2 . Due to the section dropping away on one side that is effectively two story. Current roof is concrete tile. Thanks to the chimney sweep who denies everything, there is now about ten cracked tiles. These have been siliconed and the ceiling has been dried out. At minimum the tiles and two ceiling panels need to be replaced. There are also a couple of charred small beam things (yep not a builder) in the ceiling the result of a car fire that spread under the eves. If I decide on a new roof then since a building consent will need to be done for the purloins these might as well be replaced at the same time. And about a third of the roofing paper is gone presumably removed by the fire brigade not where the leak was so that would have to be replaced also. Earliest start would be March.
