Re-roof and Insulate

Rear unit of 2 separated by rumpus room which has had red coloursteel upgrade a few years ago. was discovered at that stage the cedar gables need replacing. have considered using ply with groves similar to the yellow face of the rumpus room but painted brown. Fireplace being replaced with aircon so new roof will not require chimney flashings etc. While the roof is off it would be best time to remove? insulfluff and replace with Batts . No existing building paper of mesh wire so that needs doing . Existing access to roof space is very restricted so difficult get stuff up that way. 3 existing ceiling fans vent to roof space and need ducting to outside eves. detail from State insurance: + Year Built 1971 + floor area 235 sqm (includes garage/rumpus with separate roof) + roof type tin/colourbond 1. Re-roof tin/colourbond with long-run colour steel. 2. Remove old wood-burner chimney & fireplace. 3. Install Building paper/netting and Fibreglass batts 4. Replace Rotten Cedar gables with suitable ply 5. Fit external duct & vent to existing ceiling fans currently into venting to ceiling only. 6. Replace PVC guttering with similar to suit.
