Commercial Property Roof Repair and Replacement

I manage a small commercial building (two tenancies) in Hillcrest. The roof is in long-run iron with large internal gutters running between the two tenancies. Some time ago (before my involvement) the left hand tenancy has had its roof replaced and the internal gutter was patched up and re-lined... but the gutter has begun leaking again in the past year. The right hand tenancy has not had its roof replaced but it is now due according to a recent inspection. So, the job I am looking to have quoted is: 1. Replace guttering on left hand tenancy… I am told the roof itself is ok (relatively recently renewed) but the gutter is rotted and has been repaired and has rotted again… I have had another roofer (who cannot do the job because he is now retired) recommend that we lift the existing iron, rip out the old guttering, re-frame the guttering to create significant fall, install new guttering (wider if it will fit?) and then re-fit the existing iron…. It would need to be carried out reasonably quickly - possibly over a weekend. 2. Replace the entire roof of the right-hand tenancy – apparently it is very corroded and only has a year or two at best left in it. Once again I would like this job carried out in such a way that it would minimise disruption to the tenant working in the building. I recognised winter is upon us... so whether it could be done now or later in the year would be over to the successful contractor.
