Our home was purchased about 18 months ago, and in the builders report one of the recommendations was to replace the roof and do some overdue maintenance to the roof and gutters for the detached garage. The gutters are leaking in some places and sagging in others and I'm not convinced the drainage is working properly. In saying that though we have a very dry home and haven't noticed any interior leaks, wall/ceiling swelling etc. If budget allows we'd like to consider installing a skylight as well. As per the photos the roof is tin/steel so we would ideally like to replace like for like unless there is a better/more sustainable solution to consider. For both roofs and gutters they may need to both be replaced or some maintained and the other replaced or a combination of the two. This is the wording from the builders report: "The guttering would benefit from some attention to the joints as these have sagged and become slightly distorted in places and may leak. The roof is near the end of its maintainable life with reasonably advanced rusting to the sheet laps in places. the flashings are also in need of some attention as there are loose fixings in places and some splitting to lead dressing in places. In my opinion consideration should be given to replacing the roof in the next 12-18 months." There isn't a rush to do the job but we'd like to be more pro-active than reactive around this so I would anticipate the work to be completed within the next 6 months especially given possible materials and logistics delays with COVID-19.
