from pre-purchase building inspection. ( we own the house now ) The kitchen side of the internal gutter up stand has been installed to the surface of the fascia under the guttering, if the guttering overflows and the silicone seal deteriorates this can lead to moistureingress to the ceiling below. Engage a roofer to improve this now. - No barge flashings was in place above the kitchen wall, engage a roofer to install to ensure this area remains watertight. - The apron flashing at the back bedroom has been installed with a large gap to the cladding, re-install this flashing tight to the weatherboard to help prevent water ingress. - The top ridge flashing junction on the driveway side of the house has been cut short, overtime this could lead to moisture ingress should the silicone fail. Improvement is required. - The rolled verandah flashings have been installed to the surface of the weatherboards, the up stand should be in behind the cladding. Improvement can take place by a roofer. - Surface rust was sighted to the flashing above the back bedroom, rust treatment is required
