Rusty roof

Hi, I’m looking for buying a house and like to check the cost to replace a part of the roof around de chimney, replacing some screws and fix the gutters. Also there are a few rotten wooden window frames what needs replacing and pillars under the house what needs to be attached to the underfloor. Please see builders report with photos.
