I have a 1970 home with demacrastic tile roof which has begun to leak. I believe it may be at the end of it's lifetime and be best to replace, but open to professional opinion as to whether it can be repaired. The house is single level, basic oblong shape with a single ridge (about as basic as you can get), shallow pitch. If the roof is to be replaced, I am lead to believe long run steel may be the most cost effective option, but open to ideas. One end of the house has the lounge with high celiing / exposed beam / ceiling follows the pitch of the roof. I doubt there is insulation there, but I want to add insulation and refresh the rest of the ceiling insulation at the same time. I am also interested in solar, which has not made sense to install on the current old roof. To this end I want to explore, options on integrated solar setup (for example the Monier Solartile). I would definitely lean toward this type of solution, but it's not a deal breaker.
