Christmas wind+rain revealed a leak that manifests in a cupboard. Quick visual inspection of the roof suggests a prior owner has made some patchwork repairs with silicon etc that at a guess might be failing. In advance of (or as part of) other internal renovations including ceiling/insulation improvements I need to choose between repair or replace on the roof. Can I please have quotes for the different options of repair vs replace. I do not know where the leak is coming from before it tracks internally into the cupboard. House was built in 1977, tin roof.
