We have a problem with rain leaking through balcony down to garage. A retired builder thinks it's potentially caused by a section of roof, metal flashing? - please see the photo. The leak only happens in extreme weather conditions with heavy rain and very strong southerlies. Need a roofing pro to assess the problem for us, and repair.
