Investigate and repair shower exhaust fan leak

When the shower is in use, water tracks internally after being exhausted. This is happening in the current cold weather and only during/after after a long shower. Water is tracking about 3m and dripping out of a light socket. There is no ceiling cavity access. It is only 15cm or so (big enough for insulation only). There is currently scaffolding up this week so would like to make the most of this and have the water leak repaired ASAP. Investigation will be needed as I don’t really know how it’s happening.
