Please see below list on general repairs and descriptions that need to be addressed at my dads house as part of his sale conditions, needs to be done by a registered builder Significant defects & Risky elements: 1)Exterior: 4.14 Deck What requires: Deck barrier is climbable with large openings and is unstable with rotten sections. Safe building practices dictate that the barrier should not be climbable (especially by children). This condition may be hazardous to small children. We recommend this be corrected by a qualified contractor. Moisture intrusion testing 2)13.6 Bathroom High Moisture Readings were observed at the wall around the bottom edge of shower which appears to be caused by shower leak. Recommend this be further evaluated and repaired. Recommend the shower be sealed by a qualified plumber 3)13.7 Toilet High Moisture Readings were observed at the wall close to skirting below the cistern. Recommend this be further evaluated using invasive / destructive inspection techniques and repaired. 4)13.8 Laundry room High Moisture Readings were observed at the wall around the tub. Recommend this be further evaluated using invasive / destructive inspection techniques and repaired. Items requiring repair: Plumbing (exterior) 5)4.9 Gutters Debris visible in the gutters at the time of the inspection. Remove debris from gutter to allow proper roof run-off. Recommend installing screens over gutters to prevent further accumulation of debris. Tree branches over hanging the roof at rear should be trimmed. 6)4.10 Downpipes Temporary repair of downpipe at right needs proper repair. Roofing: 7)Slopes roof 5.3 Profiled metal The lead head of the fasteners are missing in some places with rust around, which can cause roof leak .Recommend this be evaluated by a qualified roofing contractor and replaced by roof screws. The edges of the roof sheets are lifting up in some places at front. This can cause roof leaks during heavy rain and wind. Recommend this be repaired by a qualified roofing contractor. Moss and lichen growth noticed on the roof. Recommend to give moss treatment. Roof drainage 8)5.4 Gutters Debris visible in the gutters at the time of the inspection. Remove debris from gutter to allow proper roof run-off. Recommend installing screens over gutters to prevent further accumulation of debris. Tree branches over hanging the roof at rear should be trimmed. Flashing 9)5.7 Valley Valley flashing showed corrosion and clogged with debris at the time of the inspection. Recommend this be repaired by a qualified roofing contractor. Recommend to install screens. Workshop 10)Exterior 12.5 Cladding condition Corner flashing is missing. This can cause moisture intrusion. Recommend this be repaired.
