Convert 3rd Bedroom to work-from-home space

Hi, I'm considering converting an existing 3rd bedroom on ground level to be a work-from-home space. The job is very simple: replace a window with a sliding door. Add a small deck (2,24m x 1,6m) outside. Minor landscaping. There is no urgency to have the work done in 2021. All I need now is a quote so I can talk to my bank re the reno. The job, if accepted , can be done after Easter in 2022.
