Internal lintel & external porch infill

Expected start required in first half of November when consent issued. Kitchen will move to dining room, dining room to existing sunroom. New wall (by others) will be constructed approx. in line with existing sink/window to create a new bedroom where existing porch/back door is currently. Scope of Works: -New lintel and fixings installed over widened opening between new kitchen and dining. (lower level) note existing rafters over dining run across i.e. do not load on new lintel)) ensure new double stud below new lintel. -New flooring infill over existing porch step -New wall framing and lintel to new bedroom over existing porch -Building wrap and flashing tape -Install timber window to new bedroom Allow to EXCLUDE (at this stage): -Demolition (Windows, Doors, Gib etc.) -Weatherboards -New interior linings, finishes
