We have just brought our first home and want to do some work on the kitchen/living room and laundry to increase the kitchen space. We would like to do the majority of the work ourselves, however I believe we may be wanting to take a load bearing wall (still to be confirmed), in which case we will need some assistance from a LBP. I have attached the floor plan. We would like to remove the walls between the lounge and the kitchen (the small portion on the right opposite the front door, and the entire left side of the wall). In the laundry there is a door through to the bathroom that we would like to seal up and put back to wall. We envision the tub in the laundry being set into a bench, putting in a front loader washing machine and making the laundry into a scullery/laundry combined. We plan on doing all kitchen installation etc ourselves. I believe we need a draughts person for the consent - if the walls are load bearing. We also need a suitably qualified builder to help with the structural work.
