Bathroom Renovation
Masterton

Consent submitted. Remove existing cylinder, install hot water heat pump cylinder externally. Extend floor area (from 6.5 to 7m2)- Removing <1m of wall, and using cavity where old cylinder was. Re-line & insulate external wall. Re-line and insulate/sound-proof wall between bathroom and neighbouring bedroom. Remove old built in shower cubicle, replace with fully tiled, open, level entry alcove shower. Replace bath, basin & vanity, and shower fittings in new locations. Install toilet (currently no toilet in bathroom) - wall hung; frame & cistern to be housed next to the wall in slim boxing (not in wall) Bath filler, recessed mirror cabinet, fan heater, extractor fan, lighting, heated towel rail, 2 recessed shelves. Fully tiled floor and some walls. Some part tiled to 1800, 2 walls around vanity to about 1200. Walls and floors waterproofed. Under tile heating in parts of the floor. Towel rails, toilet roll and brush holders to be installed. All hot water pipes throughout house (~12m in addition to pipes in bathroom) to be lagged for their entire length for all taps whether they are replaced or not. All bathroom fittings have been purchased already. Additional pieces of work for individual value estimate... A separate estimate would be appreciated for internally refurbishing the existing built in floor to ceiling cupboards and new doors. Including installing a frame on runners at the bottom to hang a laundry basket from. A separate estimate would be appreciated for replacing the hot water piping to the kitchen, laundry and separate toilet to a narrower bore (approx. 12m of pipe). More detail readily available.
