Inside - Bathroom by office – Door swelled with excessive damage and needs replaced with timber surround not MDF (as presently in place) - Sliding door to be put on Storage area opposite Laundry - Grout against skirting board – area too large for Silicon – Grout to be used - Strip wall paper in Bathrooms – French door deck bedroom. (old plaster board still on walls with movement cracking showing to some extent - Strip wallpaper in kitchen area, prep and prepare for painting - Replace damaged/broken tiles in kitchen bathrooms where needed. - Paint doors/door surrounds/skirting/window sills. - Fix Gib stopping in areas showing cracks. - Re-attach skirting board in bedroom with hole in floor. - Fix floor in room with hole in floor. - Shower doors - Put solid wall stud in wall, re plaster (patch) and re attach hole surround (surround is presently attached via Gib hence the amount of movement in both shower door surrounds) - Consider black tiles around the new fire hearth in straight line with existing wall (lounge). - Outside - Sill flashings under all windows – All Windows to be removed and sill flashings correctly added. - Window scribers need to be removed and installed correctly. - Corner of house scribers need to be removed and installed correctly. - Weatherboard cladding joints need to be repaired at joints. - Fill in cat door – make it go away. - Fix where old heat pump came through cladding. - Paint outside of house - Attach latches for doors to be held open. 2 doors Front Porch Area - No Building Consent required but must be built to standard. - Upright Laminate support posts suggested by builder - Laminate beam along length and end widths of veranda area that is to be supported. - Weather board to end of front porch/fence beginning – to be an extension to the existing weatherboard on the driveway side of house. - Weather board on the porch side the same as the house. - Villa board on ceiling of porch to replicate the era of the house (tongue and grove look). - Remove existing raised brick garden. – replace with fence of long run corrugate iron in Karaka colour.
