Bathroom Renovation

BATHROOM & TOILET What do we want? A contemporary modern bathroom that will age well and is easy to clean, while being sufficiently neutral in tone and details to allow a change in feel and look by selection and use of different linen and accessories. Increased storage is also desirable. The downstairs toilet will be similar, providing guests with more than “just a toilet and basin in a small room” experience to the extent that budget allows. How do we want it? In the bathroom… The existing Velux window frame needs to be replaced due to weathering and water damage over the years, and an extractor fan needs to be added. The existing inset bath will be retained. Plumbing connections will remain in their present locations, including the vanity through floor waste. Room size 3.3x1.7 floor plan. What we would ideally like is: • An extractor fan with LED lighting, but without heating. • A tiled shower --- with glass door set, frameless would be preferable. • Fully tiled floor and walls in a large format tile, earthy neutral or grey tone. • Painted ceiling, doors and jambs. • Back-to-wall toilet (S-pan) and cistern set. • Wall hung vanity with frameless look enclosed storage (stainless trim cover for floor waste back to wall c/- ourselves). • Set-on type basin. • Matching tapware throughout, brushed stainless look. • In-set wall storage similar to existing, matching with vanity. • Backlit mirror, preferably with demister. • Glass shower shelving. • Wall hung toilet brush holder. • Toilet roll holder. • Heated towel rail, preferably with timer. • Hand towel rail, possibly off bath side of vanity. • Towel rails and other wall mounted fixtures look, preferably brushed stainless from a matching style line. In the toilet… Room size --- floor plan. • Replace the extractor fan. • Tiled floor in a wood look to match laminate hallway flooring, with painted walls, ceiling, door and jamb. o Or if possible within budget and acceptably aesthetic, tiles floor in a large format tile complimenting hallway laminate and continuing up back and facing walls, with painted side walls, ceiling, door and jamb? • Back-to-wall toilet (P-pan) and cistern set matching bathroom. • Standing vanity with frameless look enclosed storage, floor waste. • Set-on type basin would be preferred, but available space is limited. • Match tapware to bathroom, brushed stainless look. • Ability to later install a backlit mirror. • Wall hung toilet brush holder. • Toilet roll holder. • Hand towel rail. • Towel rails and other wall mounted fixtures look, preferably brushed stainless from a matching style line and matching bathroom. KITCHEN What do we want? A contemporary modern kitchen that will age well, compliment the adjoining open plan area yet be its own distinct space, and have better storage for small appliances and pantry items both in space and function. How do we want it? Removing the existing non-structural feature at the end of the peninsula will open the space and improve flow and connection to the living area. Plumbing connections will remain in their present locations. Light switches and power points in the existing feature will need to be relocated. Floor plan is approximately 3 x 2.5m plus existing cabinetry. What we would ideally like is: • New cabinetry. o Microwave alcove o Cupboards o Pantry o Pull-out storage for herbs, condiments, vitamins etc o Closed storage preferred o Built-in rangehood with cupboards either side • New peninsula, without breakfast bar o Inset sink and new tapware o Dishwasher alcove o Conveniently located power points o Drawer/cupboard storage in work area side o Closed storage and wine rack with smoked glass door on dining side • Stone or granite look benchtops for both peninsula and cooking area. • Laminate flooring (will extend through living and dining area, installation possibly outside of this scope?). • Glass or tile splashback. • New range hood with LED lighting. • New induction hob. • New oven with some tray storage under if possible. • New fridge • Appliances preferred non-marking stainless finish. • LED work area and ambiance lighting What is our budget? We do have a figure in mind and will opt for high quality workmanship over expensive materials, and believe a reasonably accurate estimate of trades cost will allow us to balance the selection and mix of materials to get maximum value. We want to achieve a result that we will be happy to live with for 10 years, but without spending so much that the higher wear and tear expected if the property is rented out in the meantime would cause us to regret the expense.
