House Renovation

We need.. Room 1 Painted, something done with the fireplace. Possibly paint tiles, Possible remove as much as we can and cover but we'd be open to hearing your view point on this in terms of cost vs effectiveness. Carpeted. Room 2 Painted, the fireplace area tidied up. i.e. neat, tidy and symmetrical. Carpeted. Room 3 Painted and carpeted. Room 4 (To become a bedroom) Something done with big cast iron thing. Either removed, if so could we create a built in storage space? Or boarded up so we can't see it. I'm thinking we remove the doorway to the kitchen (cost dependent). Carpeted Painted Living room Painted and carpeted. New Heat pump installed (still to be sourced) We reckon the patio looks a bit gross, what can be done here, is the frame paintable? Kitchen, laundry, storage room, hall 2 Ideally we'd like these conglomerated into 1 space. New Kitchen put in. If possible opened up to the living room also. However I'm aware there'll be a load bearing wall in here somewhere.. New flooring. Likely tile looking linoleum Painted Laundry positioned somewhere in this space, preferably without new / minimal plumbing. Hall 1 Finished to a good standard. Electrics boxed Painted Either carpeted or linoleum (likely depending on budget) Bathroom Shower is o.k. but we'd like a new shower head New vanity / mirrors Replacement cistern / toilet lid (i.e. get rid of the red) (Toilet bowl seems good) Painted. New flooring - linoleum Exterior Repair front weatherboard Paint front weatherboard to freshen up. Sort aluminium window frames, you'll also see on the pictures hall 2 exterior has wooden window frames, these need fixed up as well as that area painted. Small boundary wall at the front path knocked down and small white picket fence put up along the front to the drive way in replacement. Trim on the front of the house changed from dark green to grey or dark blue. ***We should note that the roof has had some issues highlighted. We are seeing if it can be patched, or if it needs replaced or what ever, we will possibly re-negotiate the sale price with the vendor on this topic*** Thanks again for getting in touch on this job.
