Bathroom renovation + misc repairs

Full bathroom renovation required including: - New flooring and wall linings, possibly ceiling (open to advice on this). - Existing shower to be replaced by a shower over bath unit with sliding doors and shower dome overhead (have already selected the model). - Remove existing vanity and install new floating vanity. - Remove toilet from adjacent laundry area and install new toilet into bathroom. - Removal of hallway linen cupboard (that encroaches into bathroom floor area). - New light fittings, extraction fan (most likely ducted through the roof via a mushroom, open to advice), possibly underfloor heating. New power outlet required. New heated Towel rail. Might as well install a new light switch in the adjacent laundry while the linings are off. - Likely some wall or floor tiling - A leak in the bathroom has rotted out a bearer in subfloor, repairs required. OTHER (unrelated to bathroom reno) WORK COULD INCLUDE: - Rotten floorplates in two areas - Door/window leak - Possibly other misc jobs (that I can't think of at the moment) - Removal of structural wall between kitchen and dining area (budget depending)
