Full Renovations (incl Flooring, bathrooms, kitchen) to Beach House

Job image

Job description

General Renovations
Far North

As a general rundown of the project: (1). Roughly half the (MDF/particle board) flooring in the house (mainly the Southern/Landward side of the house) needs to be replaced with plywood, re-covered with vinyl (this includes the kitchen and part of lounge area and the "wet" bathroom and laundry areas described below, and areas down the hallway). It will also need a plastic groundsheet under the house, and possibly also a plastic sheet across the joists under the house to try and preserve the Seaward side of the existing flooring (I had under-floor insulation put in late 2019, and the insulators took the foil moisture barrier off without telling me). (2). An existing shower/SHUB is leaking - needs to be pulled out, flooring under it replaced and new shower (not SHUB) unit installed. That bathroom will likely be amalgamated with the (currently) separate toilet next to it, and the Hot water cupboard (i.e. the internal walls between the three areas taken out). (3). Another old shower (in another spot) to be pulled out and flooring under it replaced (my builder has actually already had the shower box replacement delivered). A new (second) toilet is also to go in at the end of that same room. The laundry area adjacent to this will get new flooring, tub etc. (4). Current hot water cylinder coming out, and gas system being installed (this involves boarding up an existing door that doesn't get used, because that's the best/most central spot for the gas head unit to be attached to). (5). Current kitchen being pulled out, and new kitchen to be installed, but not in the same spot (the new kitchen will move a few metres "Westwards" to come into an unutilised area which is actually an entrance area for the door that will be boarded up for the gas head unit). This will involve taking out a non-load bearing internal wall also, and might also need a window to be boarded over as well (potentially). The flooring under old kitchen and where the new kitchen will go is also going to need replacing with Ply (that's included in "replacing half the flooring in the house" so to speak). Will need a new stove installed also. That'll probably do it for now...

Eastside are very good - good guys to deal with, they did a good job (under difficult circumstances - Level 4 Lockdown in August 2021, and supply chain issues), were flexible with changes, they cracked on and kept to schedule, and the boss and builders are all good to deal with. Highly Recommended.
