There are elevated moisture readings in the lower bedrooms and it appears that the agent believes this is why these works have not had CCC issued as they have not been water proofed The front stone retaining wall and side walls of the entry steps are cracked The concrete above the garage door is cracked The right rear barge board is rotten The builder suspects that the roof will leak as it appears to be cracked The front concrete parapet is cracked All plaster areas require a good coat of paint Rot sighted in the rear bathroom sash Basement windows have only been sealed to the foundation walls and both have indications of leak on the inside The hand rail will need to be replaced as it is rusting The roof has some cracked tiles and missing mortar Galvanised downpipes at the front of the house are rusty and need replacement The porch timber door frame has rot and needs removal Rot sighted in the rear right side gable end barge board High moisture readings along the wall lining and windows in bedroom 4 High moisture readings along skirting and swollen linings at the window in bedroom 5 No water proofing to basement area to the back of concrete wall and no drain coil Average infestation of borer in the house.
