We are looking to renovate both the interior and exterior of our 1960’s bungalow. Here is a full list of all the work we require. Happy for quotes to be on the full job or just a segment of it (e.g the back deck, roofing or plastering etc.). We would like to start work ahead of winter if possible (especially the roof).

Internal:
Lounge / Kitchen
• Removal of a 1700mm section of wall between the kitchen and living room. The total open span will be 2500mm so an extra support beam may need to be installed. We are happy to have this beam protruding (doesn’t need to be flush into the ceiling).
• Close off access to bathroom/laundry from the kitchen.
• Build framing for fridge cavity and pantry where bathroom access used to be.
• Replace ~10 floorboards (if we can salvage boards from next door).
• Plumbing for the dishwasher next to the sink.
• Heat pump installation
• Re-gib and plaster walls and ceiling.
• Install trims and skirting

Create hallway
• Remove door to main bedroom and remove door lintel to open up the space above it.
• Build new framing inside bedroom to create new doorway(900mm) for bedroom, and a 900mm wide hallway with a 600mm cupboard and new access to the bathroom (install cavity door)
• Re-gib and plaster walls and ceiling.
• Install trims and skirting

Main bedroom
• Frame and build in a wardrobe 2200mm long x 2400 high x 550 deep. Include doors.
• Re-gib and plaster walls and ceiling.
• Install trims and skirting.

Bathroom
• Cavity for washing machine
• Plumbing for washing machine
• Remove current doorway between laundry and bathroom to open up the area
into one larger space.
• Install shower. New shower dimensions are 900 x 1200.
• Framing for cupboard next to the shower 300w x 600d
• Combination of drawers and open shelves TBD
• Rotate toilet and install new one.
• Remove existing sink plumbing from bathroom & replace floorboards as
required.( We will supply the new floorboards)
• Install a 900mm vanity where current laundry tub is.
• Replace bathroom extractor fan
• Re-gib and plaster walls and ceiling.
• Install trims and skirting

Spare bedroom
• Plaster (it has already been re-gibbed)
• Install trims and skirting

External Work
Roofing
• Replace roof and gutters. Install colour steel (Ironsand) and new guttering.
• Extend roof line ~1000mm x 5000mm to replace existing back deck covering (including new soffit).
• Replace barge board on northern side of house.
Build front veranda - wooden
• 8000mm long x 1400mm deep x 600mm high
• 3 steps 1200mm wide from the edge of the veranda down into front garden
• Wooden balustrade with vertical pailings
• 4x posts connecting the balustrade to the existing soffit

Back deck
• Build 3 steps down from back door. First step is approx 1000mm deep x 2000mm wide x 180mm high. The second and third steps are 300mm each x 180mm high.
• Build L shape deck 4000mm (from door to back fence) x 5000mm (along the house) about 180mm high from the ground.
• Deck is flat board decking timber (smooth not grooves)

Painting
• Strip the entire outside of the house
• Strip interior window frames
• Repaint the outside
- Can you provide two quotes-one for stripping only and another for stripping and painting please?

Things we will DIY:
• Demo & strip the house
• Wiring and electrical (we know a registered electrician)
• Buy and install the insulation
• Install kit set kitchen
• Buy fixtures and fittings
• Sand and polish the wood floors
• Paint interior
• Stain and seal the decks
