Refurb 1980s Bach

We hope to buy a bach and reclad it. To do that we need to budget realistically. The job would begin in Spring 2017. The bach is a standard two storey rectangular intalok design, built in1988 in cedar, 93sqm living area upstairs and empty garage downstairs, now munted after exposure to sea air without oil treatment.-irretrievable we think. Wood Weatherboard reclad preferably. Board and batten second choice. Whatever it is th end result will be finished in dark colours walls and roof eg ironsand bokhara grey. The windows will be glazed in green glass. ...whilst recladding it would be the right time to replace single glazed window joinery with double glazed aluminium joinery in ironsand and green glass coloration. If we can afford it we would also like to replace the concrete tile roof with long run iron roofing, something like 5 rib in ironsand. Getting quantities surveyed and the timings right and co-ord subcontractors is a developed skill that we acknowledge we dont have. A project manager architect may suggest ways to refurbish so that the opportunity is maximised. We need someone to get the order of work right, to explain the stages to us and to help us with options. ...have just built 2010 and sold a house so partner has done a realistic estimate on 200sqm of reclad wall material needed. Windows and doors would all be replaced. A subcontracting team you can rely on, and installation of lining, window framing, wall insulation and cladding is what we need. At this point just a price range is fine. We will definitely be working with an Athenree area manager and their team, so this initial contact is important. We will need advice onsite within the next 3 weeks, before purchase -so we can see and discuss the job together. If this house purchase falls through but we get on well the working relationship will simply be transferred to whatever home we do buy in Tanners Point Athenree area. A home will be bought and renovated and we hope to work with a local team. When the reclad is done we will also take that opportunity to replace windows and doors and munted decks front and back. We have fair idea how to cost decks but weatherboard and reclads are new to us so we need guidance. We only know about new builds at this point. Ball park weatherboard/b+b reclad figures will really help us.
