I need to obtain a subdivision feasibility report for my property at 74 Kilbirnie Cres; Wellington 6022; the location is ideal for development and market value is at the high end $750k plus range. Development potential value is at the $2m plus end of the scale. I am intending to use this report to either offer it to prospective buyers of the property or to use it to develop the property myself. I am looking for someone that preferably has developed a working relationship with planners at wcc or a independent consultant planner in Wellington. The property is fee simple 440 square metres and has a 1900s 4 bedroom 130 square metre house at the front of the section and a approx 40 square metre garage at the rear. it is zoned medium density residential; and initial discussions with wcc suggest 50% building site coverage and 10 metre height max; So the report I require should look at both ends of the scale or minimum/maximum development opportunity to optimise costs and benefits at both ends where perhaps all that would be required would be building consent. so at the lower end would be to say add a granny flat at the rear and replace the existing house at the front of the section like for like. at the high end would be a multiunit development option. the report should itemise your costs and also third party costs viz wcc consents fees; soil tests, design, engineer costs etc. furthermore as the property is on the market at this point in time then if you are a builder, developer or investor; make an offer.
