I wish to remove an internal wall between Family room and laundry and need a LBP /builder to initially provide some advice which I am happy to pay for. We are renovating our kitchen and want to expand the family room and move laundry. Auckland Council have advised me to contact a Builder to advise if the wall has or provides a Bracing element. If it doesn't then, as the wall is non load bearing, Council say it can be done without consent requirements. The lower part of the wall on the laundry side is not lined and I cant see any particular bracing tie in addition to the normal framing. House built 1981 and I have all plans for viewing. My thoughts are that if there is no Bracing element and no other issues then I would remove the wall myself. Otherwise, if there are any issues or bracing element(s) to be reinstated (after wall removal) then I will need to discuss what the requirements and costs will be to complete the job. Job is required asap as I would like kitchen install done before Christmas.
