Validate latest available building plan against the actual layout of the house

We're looking at purchasing a property but there's quite a few differences between the plan and the actual layout. I'm under the impression that some of these changes might not need building consent. I have the LIM report and building plans available and I have a version with my drawings on-top reflecting the way the property looks like right now.
