We are looking for an LBP designer to put together the consent drawings to remove a load bearing wall and put a beam in. The diagrams and photo attached will give you most of the information you need. It's a 1905ish villa. We want to knock down approximately 3m of wall between the kitchen and lounge to make it open plan. It looks like modern framework for the most part (1990s from a previous extension), although the wall also supports another beam from a previous wall removal. We have a builder in mind to carry out the work itself, but need a designer to put together the drawings for the building consent (or to advise if an exemption should be applied for). It should be relatively simple consent application to meet NZS 3604. Some plans are available from a previous building consent if they help at all. Happy to discuss detail - thanks for your time.
