New toilet seat and flush getting stuck

Hi I have a rental property where the tenants have advised that the flush is getting stuck and the toilet seat is loose. I have had someone look at this and they tightened the seat but it has come loose again. Wasn't a correct fit initially so needs to be replaced. The flush also was only a temporary fix. I would need some options timing wise as I would have to arrange access
