We have a 1960s 3-bedroom bungalow on the North Shore - still pretty much in original condition (but well looked after). We would like to create some open-plan living space in the kitchen/dining/lounge area by removing one or two internal walls (possibly load-bearing - photo#1 and photo #2), redesigning the kitchen using existing fittings as far as possible (photo#4), and installing wooden bi-fold doors to open on to the deck (photo#3). Some plumbing work needs to be done to either move the hot-water cylinder underneath the house or install a gas heater for the water, and create a new space for the laundry. We would also like the (small!) bathroom to be done up by removing the wall between the bathroom and toilet, installing new shower/bath and vanity, tiling, etc. Some work will be needed on the exterior deck to make new stairs.
