Reline and plaster + build new wardrobe - bedroom

1920s house. Kids bedroom approx 3m x 3m. One external wall. Ceiling has a slight sag in one place (please see photo). Ideally we'd like this repaired and to keep the original ceiling, but clearly we'll need to be flexible on this. The current walls are stuffed. They've been wallpapered and painted over for however many years. They look particularly bad in the corners nearest the ceiling. We're looking for someone who'll take the care to look after the original features that we can salvage from the room i.e. the skirting and trims and hopefully the ceiling. --- or DIYers please :) (says they who've had a botched job done by someone in this category before). Requirements as we understand them: - assess whether ceiling is able to be saved and repaired. - remove existing corner (triangle) 1920s wardrobe - carefully remove existing wooden skirting/window/door trims so that they can reused (this is mandatory) - insulate exterior wall with thermal propertied batts, insulate the 2 other walls that back onto other bedrooms with noise insulating batts. - reline with whatever prep work is required to framing prior. - if new ceiling is required then we'd be after Gib Cove Treble for cornicing. - build new wardrobe approx 1.4m x .7m in style similar to neighbouring bedroom (photo attached). Sturdy materials but will be painted, so doesn't need to be native timber. - carefully work around carpet from old wardrobe so that it can be patched. - plaster to a ready to paint and wallpaper finish. The room has an HRV vent too that will need to be worked around if the ceiling requires replacing. An electrician will be required to relocate a light switch that is currently in the wall that will become a wardrobe. We will arrange this with our friendly sparky. Job is located in central Karori and work can start immediately.
