Skim coating a living room

Hi. Our living room is roughly 30m2 and we would like to get the walls skim coated before Christmas. The room gets light from all directions so we assume a Level 5 finish is probably what we need.. So far we have stripped the wall paper back and are able to sugar wash and seal the walls ourselves prior to the job starting if this is recommended, but we open to advice on what is the best way to approach things.

12 years experience in fixing stopping and finishing Gib and coving. I also do tiling and have my waterproofing certificate for wet areas.
