Good Day. I have a client who lives in an apartment and their ceiling is cracking in a few areas. The ceiling has above-ceiling heating foils and this is leading to the plasterboard to buckle as it expands and contracts. I had a previous contractor who carried out repairs to this ceiling by back blocking along the cracks - with most being successful. However, a few cracks have re-appeared and these therefore need fixing again. A few things to note: 1) The apartment owner will occupy the unit whilst any repairs are carried out. They will vacate the unit during the day but return in the evening. Therefore, the owner's belongings need to be thoroughly protected during the works. 2) A full commercial clean of the apartment at the end of the job is part of the scope of works 3) A daily clean of the apartment is also part of the scope of works - although this does not need to be as thorough as the commercial clean. This includes the adjacent common area hallway 4) Majority of the ceiling will need repainting following the back blocking 5) The apartment is approximately 70m2 6) Back blocking was the technique used previously - but I am open to other ideas to fix these cracks 7) No photos as the cracks are hard to pick up using a mobile phone camera Ideally I would like to meet contractors there on site around 10 or 11 on Friday ---
