Property is a 81 m2, 2 bedroom ex state house built on a slope about 3m at front and 5m ar rear. Original paint is breaking down so requires removal of coats of old, probably lead based, paint on weatherboards, trim, concrete foundations and basement window and door. Window frames to house do not need repaint as it is proposed to replace them with double glazed inserts. Paint interior and exterior of front porch but not front or rear doors. Do not water blast timber. Sand timber only after paint has been been removed. Do not use power sanders that are liable to scour timber surface. Painting : primer/undercoat and 2 top coats of quality paint to be selected. Painter should recommend paint supplier. Provide for off site disposal of waste paint and paint washings. Please provide info on experience of employees and trade supervision licence. Painter to allow in quote for access, all ladders, scaffolding etc.
