Ceiling prep and painting

Must be available to start on 20 October and complete before end of week. 87m2 of ceilings to be prepped and painted: Flat ceiling white 62m2 includes 3 bedrooms, hall and living. Living room blackened from open fire, will need washing and or sealing. Ceilings appear to be softboard with pressed in pattern and have cornices. 25m2 paint suitable for kitchen and bathroom. Washing first in both areas. Ceilings have light texture. 5m2 bathroom will need cutting in. Cutting in only required in bathroom, rest of walls will be painted by owner so no need to be precise. Please give 2 Prices 1 x including paint and 1 x excluding paint. Floor coverings will be replaced but care will be needed not to get paint on rimu skirting and doors in some rooms. I do not know value of work but had to put something in estimate. May be further painting on outside at later date
