I require architectural advice to solve the following design queries for a building consent that I am preparing to convert a garage to a residential flat: 1. Fire rating will need to be specified and shown on plans and specification provided eg Gib system, James Hardie System. From the layout of your floor plan it looks like a horizontal fire rating will be required between floors and also a vertical between units. You need to be clear on the requirements or it will be fired back to you pretty quickly. 2. How will you maintain your fire rating to the walls that the toilets are on? 3. Cross section will be required. 4. Details for window head, jamb and sill to show how they will be watertight. 5. Ventilation to bathroom 6. You will need to be explicit in regards to what insulation rating is to be achieved and how. 7. Specify linings to water splash areas IE Bathroom I can send through the current plans following sharing contact details so the work scope will then change accordingly.
