Pre-purchase builders report

We're looking at buying a holiday home in Rotorua in the Holdens Bay neighbourhood. We want to make an offer soon, conditional on a builders report. The house is 2 bedrooms, one bathroom, approx 60 sq metres plus a standalone single car garage (that probably doesn't need checking). I'd like to hear from appropriately qualified people/companies re: - how much a pre-purchase inspection would cost - when you could do it (especially given that Christmas/New Years is fast approaching :)
