Land Valuation

My neighbour are interested in buying a piece of my backyard but I have no idea what it would be worth or how much to charge him for the piece of land. It would probably be about 200sqm lost on my property and gained on his. So in theory I would probably have to charge whatever I will be losing on my property plus estimated future losses or maybe what he might gain plus future gains. I have no idea where to start pricing this piece of land and need someone to help me with this.
