I had a building inspection conducted on a house I intend to purchase that identified high moisture readings in two bathrooms and on a section of the external cladding of the house. I require further investigation and estimated cost of repairs on these areas for lending purposes. Bathrooms: Both are tiled to 1200mm throughout, with the showers being completely tiled with glass walls and doors. Bathroom 1 (master ensuite, pic 1 & 2) had high moisture reading around shower door hinges (fixed directly to tiled wall) upto 500mm, from either water being soaked up from door frame or from water leaks on the hinges. Very poorly laid tiles for water runoff, water often seeps under shower door into the entry door, evidence of water soak/rot is visible on door frame. Bathroom 2 (pic 3 & 4) had high moisture readings on wall between shower and bath, from either external cladding cracks/leaks or shower water build up. Shower door once again poorly placed and does not offer sufficient runoff for water when in use resulting in water running along shower edges and building up against external wall. Both bathrooms have poorly laid tiles for water runoff with no rim in the showers to retain water. External cladding: House is clad in direct fix plaster, a number of cracks have been found on external walls with high moisture readings. Mostly on the SW side of the house. Job to be completed as soon as possible, before end of January preferably.
